Replacing a boiler is a bigger decision than replacing most appliances, because the new unit has to suit the pipes and radiators already in the walls. Whether a steam or hot water boiler is failing or you are weighing a high-efficiency condensing model, the first job is the same. We size a hot water boiler from the heat loss of the house and a steam boiler from the radiators it has to supply. We handle permits and inspections where they are required, and financing is available.

Common problems and how we handle them

How is a new steam or hot water boiler sized?

For steam, every radiator is measured, the heating surface is added up, and that total is matched to the boiler's net rating, which already allows for heat lost in the piping, so nothing gets added on top. A steam boiler too big for its radiators builds pressure faster than they can condense the steam and shuts off early. For hot water, the starting point is how much heat the house loses in cold weather. On a modulating boiler, its lowest firing rate is also compared with the heat the smallest zone can use: if it cannot fire gently enough for that zone, it cycles on and off through mild weather.

Is a high-efficiency condensing boiler right for my home?

A condensing boiler reaches its rated efficiency only when the water returning to it is cool enough to condense moisture out of the exhaust. Homes with generous radiators or radiant floors can often run at those lower temperatures for much of the season. Baseboard that needs very hot water will still work with a condensing boiler, but it spends more time outside its most efficient range. An outdoor reset control, which lowers water temperature on milder days, helps close that gap. Condensing boilers are hot water only, so they are not an option for a steam system.

Is converting from steam to hot water heat worth it?

It can be done, but it is a large project. Steam piping and many steam radiators were not designed for the flow of a pumped hot water system, so a conversion usually means new piping and sometimes new radiators. For most homes whose steam distribution still works, a properly piped new steam boiler is the simpler path. If you are renovating and the walls are open anyway, a conversion is worth discussing.

What happens to my chimney and water heater when the boiler changes?

A new condensing boiler usually vents out a side wall through plastic pipe and stops using the chimney. If a gas water heater still vents into that chimney on its own, the flue may now be too large for it to draft properly, and a chimney liner or a different venting approach may be needed. We check this before installation so the water heater is not left venting poorly.

How the job works

  1. Survey the system: count and measure the radiators or baseboard, note pipe sizes, and record how the house is zoned.
  2. Work out the load, heat loss for a hot water system or connected radiation for steam, and choose a boiler and venting method to match.
  3. Flush or clean the existing piping where sludge is present, since debris from an old system can foul a new boiler's heat exchanger.
  4. Pipe the new boiler to the manufacturer's diagrams, including the steam header on steam boilers, or the circulators, expansion tank and air removal on hot water systems.
  5. Fill and purge the system, fire the boiler, adjust combustion with an analyzer, and test the low-water cutoff, limit controls and relief valve.
  6. Walk you through the thermostat, the boiler's controls and the yearly upkeep it will need.

Cost of boiler installation

Boiler installation pricing is driven by the type of system, the boiler's output, and how much near-boiler piping and venting has to change. A condensing boiler needing a new side-wall vent and a condensate drain is a different job from a like-for-like steam replacement, and lining the chimney for a water heater left venting alone adds scope. Financing is available, and you get the written price for the whole job before anything is removed.

Boiler Installation questions

What is a combi boiler, and do I want one?

A combi boiler heats the house and also makes domestic hot water on demand, much like a tankless heater built into the boiler. It saves space and removes the separate water heater. The trade-off is that hot water flow is limited to what the boiler can heat at one time, so homes with several bathrooms often in use together may be better served by a boiler paired with an indirect tank.

What is an indirect water heater?

It is a storage tank heated by the boiler through a coil inside it, instead of by a burner of its own. Because the boiler does the heating, there is no second burner or flue to maintain, and a well-insulated indirect tank holds its heat between uses. It pairs naturally with a new boiler installation.

Can a boiler be replaced during the heating season?

Yes, though the house is without heat while the old boiler comes out and the new one is piped and started. Planning the replacement before the old unit fails completely lets you choose timing that suits your household. If the boiler has already quit, call us and we will talk through the options.

Do I need new radiators when I replace the boiler?

Usually not. Cast iron radiators and most baseboard can stay in service with a new boiler as long as they are sound and not leaking. What matters is matching the boiler to them. Radiators become part of the conversation only if you are converting from steam to hot water, or want lower water temperatures so a condensing boiler can run at its best.
