Boiler Maintenance in Union County & Central NJ
Annual boiler inspections, cleaning, and tune-ups to ensure safe, efficient operation.
A boiler that heats the house can still be burning fuel poorly, collecting soot in its flue passages, carrying a sticking safety control or venting badly. None of that shows at the thermostat, which is why annual service suits every steam or hot water boiler, including high-efficiency condensing models, and is what boiler manufacturers generally call for. The visit covers cleaning, a combustion test and a check of every safety device, and you know its cost before we start. It is also a good moment to mention anything you have noticed, such as a new noise, a cold room or a pressure gauge that drifts.
Common problems and how we handle them
Should I bleed my radiators before the season starts?
On a hot water system it helps, especially if the pipes gurgle or a radiator will not heat fully. Radiators, and some baseboard, have a small bleed valve at one end. With the heat off and the radiator cool, open it slowly over a cloth and close it once water runs out with no air. Letting air out lowers the boiler's pressure, so check the gauge afterward: if it sits below its normal cold reading, the system needs water added back, which an automatic fill valve may handle. Steam radiators are not bled, because the air vent on each one does that job every cycle.
What extra care does a condensing boiler need?
Its heat exchanger has narrow passages that foul more easily than the open flueways of a cast iron boiler, from combustion deposits on the fire side or sludge and scale on the water side. That is why many condensing boiler makers set limits for the system water, such as its hardness and pH, and why the heat exchanger gets cleaned at each service. The igniter and flame rod sit in the combustion chamber and wear with use, so they are inspected every year. The condensate trap is cleaned so water cannot back up and lock the boiler out, and a neutralizer, where fitted, gets fresh media.
What should be checked on a steam boiler each year?
Steam boilers depend on a correct water level. The service includes flushing the low-water cutoff, making sure the gauge glass is clean and reads true, confirming the pressure control is set for low-pressure operation, and skimming or flushing the boiler if the water is dirty or oily. Main vents and radiator vents get checked as well, since a vent that has failed slows the heat and wastes fuel.
How the job works
- Shut the boiler down and let it cool enough to open up and clean safely.
- Clean the burner and flue passages, inspect the heat exchanger for corrosion or leaks, and flag worn ignition parts for replacement with your approval.
- For hot water systems, check the expansion tank's air charge, the fill valve pressure and the relief valve. For steam systems, flush the low-water cutoff, check the gauge glass and test the main and radiator vents.
- Inspect the vent connector and the chimney or side-wall termination for blockage, corrosion and proper slope.
- Fire the boiler, measure combustion with an analyzer and adjust until the readings fall within the manufacturer's range, then check for carbon monoxide around the appliance.
- Confirm the high limit, low-water cutoff and flame safeguard each shut the boiler down when they should, and write up anything that needs attention.
Cost of boiler maintenance
A hot water boiler with clear access is the simplest visit. Steam boilers that need flushing, condensing units with a trap and neutralizer to service, and boilers that have gone several seasons without cleaning all take longer. You have the price of the service in writing before we begin. Worn parts found on the visit are priced on their own, and replacing them is your call.

Boiler Maintenance questions
What is skimming a steam boiler, and does mine need it?
Skimming draws off the oil and debris that float on steam boiler water, mostly left from new or repaired piping. They make the water level bounce in the gauge glass and push wet steam into the mains, which can cause banging and trip the low-water cutoff. The boiler is filled to a skim port at the waterline and heated just short of steaming while water trickles off the top. New steam boilers usually need it, and older ones when the glass shows a surging level or an oily film.
Which boiler readings can I check myself?
On a hot water boiler, learn where the pressure needle sits when the system is cold and where it settles when hot, so you notice if it drifts. On steam, water should always be visible in the gauge glass. Check the end of the relief valve's discharge pipe for drips. On steam, also listen as the heat comes on: air hissing from a radiator vent before the radiator warms is normal, but a vent that spits water or keeps hissing once the radiator is hot needs attention.
Can my boiler's water temperature be set lower to save fuel?
On a hot water system, often; steam systems run on pressure instead. An outdoor reset control reads the outside temperature and lowers the boiler water temperature on mild days, so the boiler is not making water hotter than the house needs. The limit is the boiler itself: many non-condensing cast iron boilers need the returning water kept above a minimum temperature, or flue gas condenses inside and corrodes them. The technician sets limits that suit yours. How much that saves varies, so we do not promise a figure.
What is the carbon monoxide risk with a boiler?
Any fuel-burning boiler can produce carbon monoxide if combustion goes wrong or the vent is blocked, cracked or disconnected. Annual service checks both, and the combustion test measures carbon monoxide directly in the flue. Working carbon monoxide alarms on every level of the home, especially near bedrooms, are the backup, placed according to the alarm maker's instructions.
