When to Replace vs. Repair Your Water Heater

The 8-year rule is a starting point, not the whole answer. Here is how to actually decide before cold showers decide for you.

Most water heaters carry a 10-12 year life expectancy. But age alone does not tell you whether to repair or replace. A 7-year-old heater in good condition is worth repairing. A 6-year-old unit with a failed tank is not.

The repair-or-replace decision

Use this rule of thumb: if the repair cost exceeds 50% of replacement cost, replace. For a standard 50-gallon gas water heater, replacement runs $900-$1,400 installed. If a repair quote exceeds $450-$700 on a unit older than 7 years, the math favors replacement.

Signs that point to replacement

  • Rusty or discolored water from the hot tap only — indicates tank corrosion, which cannot be fixed.
  • Sediment rumbling or popping during heating cycles — heavy buildup accelerates tank wear.
  • Water pooling around the base — a leaking tank means replacement. There is no patch for a failed tank shell.
  • Unit is over 10 years old and failing — efficiency drops significantly as heaters age, even before they fail outright.

Signs that favor repair

Faulty thermostats, bad heating elements, failed pilot lights, and pressure relief valves are all repairable components. If your unit is under 8 years old and the tank itself is sound, a repair typically makes economic sense.

Tankless as a replacement option

If you are replacing, a tankless (on-demand) unit is worth evaluating. Upfront cost is higher, but they last 20+ years and eliminate standby heat loss. For a household of 3-4 people with consistent hot water demand, the payback period is typically 5-7 years in NJ energy costs.
